Peoria area 2nd quarter home sales down but positioned for recovery

Was the glass half empty or half full as home sales were down for the second quarter of the year compared to a year ago, but up when compared to the same period in 2009? According to the Peoria Area Association of Realtors®, the home sales comparison to last year was not unexpected due to last year’s push to get the tax credit incentive that ended in June 2010.

“We are recovering from the aftermath of an economic meltdown that shook markets globally, but when you see that Peoria’s employment rate is nearly 92 percent; banks are making positive adjustments to lending; and that our rental market is near capacity, the signs are there that we are on the verge of an active housing market,” said Peoria Area Association of Realtors® President Michael Maloof.

What used to be a blanket statement about how the market was doing locally is no longer the case. To get a more realistic picture, the information given to buyers and sellers must include what is happening in their specific neighborhoods and price ranges.

“Home sales and average sale price numbers used to tell the real estate story in Peoria,” said Peoria Area Association of Realtors® President Michael Maloof. “But in today’s market, one shoe doesn’t fit all. You now have to give buyers and sellers more defined information such as what homes are selling for in a particular neighborhood or what price ranges are seeing more activity. More than ever, you have to rely on a Realtor to get you current information on home values, market trends, and comparables so that you can make better decisions.”

2nd Qtr. Home Sales. Home sales in the 2nd quarter 2011 totaled 1,200 homes sold, down 18 percent from 1,463 sales for the same period in 2010. When compared to a more realistic second quarter in 2009, home sales were up 2.5 percent with 1,170 homes sold. Total home sales in June were 411 compared to 420 homes sold in May and 369 homes sold in April.

“Simply explained, when you compare home sale numbers based on last year’s tax credit, the numbers will be skewed,” said Peoria Area Association of Realtors® President Michael Maloof. “If you compare second quarter numbers to 2009, the Peoria area shows a slight increase in home sales which not many communities can echo.”

2nd Qtr. Ave. Sale Price. The average sale price in the 2nd Quarter of the year was $136,872 compared to $138,297 in 2010, down by only 1 percent. Year-to-date numbers show that the average sale price of homes in the Peoria area stayed the same, $133,685 in 2011 compared to $133,619 in 2010.

2nd Qtr. Median Sale Price. The median sale price for a home in the Peoria area in the second quarter of 2011 was $113,000 compared to $117,500 in 2010, a decrease of 3.8 percent. Year-to-date numbers show a slight decrease of 1.8 percent from $109,000 in 2011 compared to $111,000 in 2010. The median is a typical market price where half the homes sold for more, half sold for less.

Pending Sales. Pending sales for the 2nd quarter were slightly down from a year ago from 369 to 355, but the good news was the increase in certain price ranges that had not seen much activity. There were positive increases in pending sales of homes and condos in the higher price range compared to a year ago. In June, homes in the $500,001 and above showed the greatest increase of 11.6 percent. Homes/condos in the $400,001 to $500,000 increased by 8.3 percent and homes/condos in the $300,001 to $400,000 were up 3.3 percent.

“It’s good to see that segment of the market is moving again,” said Peoria Area Association of Realtors® President Michael Maloof. “Any movement in a segment that had been pretty dormant in the past year certainly shows an increase in consumer confidence in the Peoria area.”

Inventory. Market-wide, inventory numbers were up by 0.3 percent in June with 3,158 active homes on the market compared to 3,150 for the same period in 2010. Home inventories were 3,001 for May and 2,861 for April. (2011 comparisons below.)

June 2011. Home sales in June 2011 were 411 compared to 457 in June 2010, down 10 percent. New listings increased by 4.5 percent from 772 in June 2010 to 807 in June 2011. Pending sales were up 4.1 percent. Months supply of homes for sale jumped from 7.8 months to 9.5, up 22.5 percent in June. Days on market increased 16.2 percent to 103 days. The housing affordability index showed an 8 percent increase over the same period a year ago.

The price range that tended to sell the quickest was the $75,000 and below range at 95 days; the slowest price range was the $1,000,001 and above range at 127 days. The property type with the largest price gain of 5.5 percent (median sale price) was the previously-owned townhouse/condo segment. New construction (all properties) was down 1.2 percent in June.

Hot Weather Expected – Risk for Heat Related Illnesses

The Peoria City/County Health Department is reminding the public about the risk of extremely hot weather which can cause serious health problems for everyone.

Peoria City/County Health Department Administrator Greg Chance says, “With extremely high temperatures expected this week, it is important to check in with family, friends, and neighbors who may be affected by this extremely high heat. Cooling centers are open in our area to offer people relief from the heat. Individuals who have no access to a cool environment should use cooling centers during a heat wave.”

To prevent heat exhaustion and heatstroke during hot weather, take the following measures:
• Try to keep cool during extremely high temperature.
• Stay in a cool environment (preferably air conditioned).
• Limit outdoor activities.
• Drink plenty of cool fluids (like water) regardless of your activity level. Don’t wait until you’re thirsty to drink.
• Avoid liquids that contain caffeine, alcohol or large amounts of sugar – they cause you to lose more body fluids.
• Avoid vigorous physical activities in hot and humid weather.
• Take frequent breaks to hydrate yourself.
• Wear hats and light-colored, lightweight, loose clothes.
• Take care of your pets. Give extra water and be sure to place the water dish in a shaded area if outdoors. Make sure pets have a protected place where they can get away from the sun.

Chance adds a special caution for children, “Use common sense. Heat related injuries may develop with or without feelings of discomfort. Young children, particularly infants, are extremely sensitive to heat and can easily become dehydrated (lose more body fluids than usual) from high air temperatures.”

Peoria Symphony Orchestra to Audition Singers, Actors

The Peoria Symphony Orchestra will hold auditions for singers and comedic actors to perform with the Symphony in its upcoming season, it was announced today. The auditions will be held on Wednesday, August 10 from 4:00 to 10:00 p.m. at the Dingeldine Music Center, 1417 West Barker, Peoria.

Singers are asked to have two short Broadway-style songs prepared, one upbeat number and one lyrical; one Gershwin song is preferred. A piano accompanist will be provided. Actors are asked to have a two-minute scene (partnered scenes accepted) prepared; Vaudeville-style comedy or similar scenes preferred.

Those who wish to audition are asked to call the Peoria Symphony Orchestra at 671-1096 to indicate which hour of the auditions they wish to attend. Those cast must be available for rehearsals from early to late September.

The Peoria Symphony Orchestra’s 2011/2012 season includes a six-concert Classics Series plus a new PSO Presents Series, which includes concerts featuring Big Band music, a Gershwin tribute, and music from Broadway legends. The whole season can be viewed at www.peoriasymphony.org.

Ten Bradley University students chosen for NBC Olympic internships

Ten Bradley University students have secured highly sought after internships with NBC at the 2012 Summer Olympic Games in London.

NBC conducted a series of on-campus interviews in April before selecting the Bradley students, who were in competition with students from a select few of the top universities across the country.

“This is a wonderful opportunity for our students to demonstrate their skills on the world’s largest broadcasting stage,” Bradley President Joanne Glasser said. “Bradley has exactly what NBC needs: bright, skilled, experienced and energetic students who are prepared to bring compelling Olympic stories to viewers back home. I look forward to this great partnership lasting for years.”

More than 40 Bradley students were interviewed by NBC officials before the final selections were made. Interns will fulfill a variety of duties for NBC, ranging from front-line tasks in London to behind-the-scenes production jobs in New York City. The internships will last from three to five weeks next summer; the 2012 London games run from July 27 to August 12.

“Our students can compete with those at any other university,” said Dr. Paul Gullifor, chair of the Department of Communication and the Henry Means Pindell Endowed Chair in Communication. “This is a once-in-a-lifetime opportunity to get practical experience working for one of the world’s greatest media organizations at the world’s premiere sporting event.”

NBC was attracted to Bradley after President Glasser and Dr. Gullifor met with network officials in New York last year to discuss the University’s top-notch academic program and its high-quality students. Bradley offers a one-of-a-kind sports communication curriculum and has a long tradition of educating world-class sports announcers and broadcasting professionals. Among the university’s notable alumni are Charley Steiner, Andy Masur, Jack Brickhouse, Ralph Lawlor, and Chick Hearn.

Students underwent rigorous preparation before meeting with NBC officials, including mock interviews with alumni, advice on resume writing, and an overview of Olympic and NBC history.

Tanners Orchard opens with expanded playground and new attractions

Methodist Names July Employees of the Month

Methodist Medical Center has announced the July, 2011 Employees of the Month. Their peers in the areas of patient care, nursing, and non-nursing support recognize three separate employees.

The three selected were Emily Hecox, RN of Farmington. She was selected for the category of Nursing and works in the Methodist Medical Group Center for Integrative Medicine. Also selected was Nancy Borum of Bartonville for non-nursing support. She works with the Methodist Foundation. And for the category of Patient Care, Chelsea Stern of Lincoln, Il was selected. She works with the Methodist Sleep Lab.

All three will be honored at a hospital reception on Wednesday, July 20, 2011.
